These Terms of Use govern your access to and use of Luingo OS, including our web application, mobile application, related websites, and connected services. Luingo OS is provided by Quantum369 Pte. Ltd., 68 Circular Road, #02-01, Singapore 049422.
By accessing or using Luingo OS, you agree to these Terms of Use. If you use Luingo OS on behalf of a company, property owner, property manager, hospitality team, employer, or other organization, you confirm that you are authorized to use the Service on behalf of that organization and that the organization is responsible for the activity within its account.
Luingo OS is a hospitality and property operations platform. It is designed to help customers manage operational execution, including tasks, SOPs, routines, staff accountability, attendance, maintenance, inventory, finance, HR, payroll support, owner reporting, and property-level transparency.
Luingo OS is not a property management system, channel manager, accounting firm, payroll provider, legal advisor, tax advisor, employment advisor, or replacement for professional judgment. Customers remain responsible for their own operations, staff decisions, vendor decisions, legal compliance, accounting, payroll, taxes, property management obligations, and business decisions.
You may need an Account to access Luingo OS. Account access may be created by the Customer, a tenant administrator, an authorized manager, or by the Company during onboarding.
You are responsible for keeping your login details secure and for all activity that occurs under your Account. You must not share your password, temporary password, authentication links, or access credentials with unauthorized persons.
Luingo OS may support email/password login, temporary password setup, Google authentication, or other login methods. Successful authentication does not automatically grant full access to all areas of the Service. Access depends on tenant settings, user role, assigned permissions, property access, mobile access, and other access rules configured in the system.
We may refuse, suspend, restrict, or terminate access where we reasonably believe an Account is unauthorized, insecure, inactive, misused, unpaid, or in breach of these Terms.
Luingo OS uses role-based and permission-based access. Customer administrators are responsible for assigning roles, permissions, property access, mobile access, desktop access, and restricted-module access to their users.
Roles and permissions may include, but are not limited to:
Luingo OS may allow specific users to access restricted areas even if those areas are normally associated with another role. For example, an operator may be granted finance access, maintenance access, inventory access, or HR access if authorized by the tenant administrator. A finance, owner, maintenance, or operator user may also be granted mobile access where the customer’s workflow requires it.
Vendors, service providers, contractors, owners, or other contacts may receive limited external access to selected pages, records, workflows, or information where enabled by the Customer. This access is permission-based and does not automatically make them part of the internal user-role structure. Their access may be limited to basic information, assigned requests, maintenance items, service workflows, owner-facing information, or other restricted areas configured by the tenant administrator.
Access permissions must be assigned carefully. The Customer is responsible for deciding which users may access sensitive areas such as finance, HR, payroll support, employee records, owner reporting, inventory, maintenance, or restricted property data.
Luingo OS may provide both desktop and mobile access. Some users may only have mobile access, some may only have desktop access, and some may have both. Access may depend on user role, property assignment, tenant settings, device type, login status, and permission rules.
The mobile application may be used for operational workflows such as task execution, GPS attendance, check-in and check-out, photo proof, maintenance requests, notifications, NFC or QR workflows, and property-level work verification.
Users must not attempt to bypass mobile or desktop restrictions, access pages directly through unauthorized URLs, manipulate role settings, impersonate other users, or access areas not intended for their role or permissions.
Customers are responsible for the accuracy, legality, quality, and management of all data entered into Luingo OS by their users, including property data, staff data, vendor data, owner data, booking-related data, inventory data, financial data, payroll-related data, maintenance records, and operational workflows.
Customers are responsible for configuring access permissions, maintaining current user lists, removing access for former employees or contractors, reviewing sensitive module access, and ensuring that only authorized users can access restricted information.
Customers are responsible for ensuring that their use of Luingo OS complies with all applicable laws, regulations, employment rules, labor laws, tax requirements, privacy laws, property management regulations, short-term rental rules, hospitality licensing requirements, and contractual obligations in the countries where they operate.
Customers are responsible for obtaining any required consents from staff, owners, contractors, vendors, guests, or other persons before entering their data into Luingo OS or using features such as GPS verification, photo proof, attendance tracking, payroll support, owner reporting, or external communications.
Users must use Luingo OS only for authorized business purposes and only within the permissions granted to them. Users are responsible for entering accurate information, completing workflows honestly, and protecting confidential information they can access through the Service.
Users must not submit false work records, fake attendance, fabricated photo proof, inaccurate maintenance reports, false inventory movements, misleading finance records, or incorrect HR/payroll-related information.
Users must promptly notify their administrator or the Company if they believe their Account has been compromised, they received access by mistake, or they can see data they should not be able to access.
Luingo OS may include features for task management, checklists, SOPs, recurring routines, booking-triggered workflows, GPS attendance, geofenced verification, live or photo proof, maintenance tickets, vendor workflows, inventory, stock, logistics, finance, owner P&L, owner portal, HR, contracts, attendance, absence, payroll support, multilingual translation, push notifications, deep links, NFC or QR workflows, iCal imports, PMS or channel manager integrations, and other operational tools.
Features may vary by plan, module, customer setup, country, device, permissions, integration availability, and development stage. We may add, change, suspend, rename, limit, or remove features at any time as part of product development, security improvements, maintenance, or commercial changes.
Luingo OS may help organize, verify, and report operational activity, but it does not guarantee that work has been performed correctly, that staff or vendors will complete tasks, that properties will meet legal or hospitality standards, or that owners, guests, staff, vendors, or managers will act in a particular way.
Luingo OS may use GPS, geofencing, timestamp records, photos, checklists, NFC or QR scans, device data, and other verification methods to support operational accountability. These features are intended for work verification, property operations, attendance records, quality control, and operational transparency.
Customers are responsible for using these features fairly, lawfully, and transparently. Customers should inform staff, contractors, and other affected persons about location, attendance, camera, and verification workflows where required by law or good business practice.
GPS and device-based verification may be affected by device settings, network conditions, browser behavior, operating system restrictions, mobile app permissions, or inaccurate location signals. We do not guarantee that location, timestamp, attendance, or photo-proof data will always be complete, accurate, or available.
Luingo OS may include finance, owner reporting, P&L, expense tracking, revenue records, payroll support, attendance summaries, staff contract records, bank details, social security numbers, and related business administration tools.
These features are provided as operational tools only. Luingo OS does not provide accounting, tax, legal, payroll, employment, or financial advice. Customers remain responsible for verifying all financial, payroll, HR, tax, employment, and compliance information with qualified professionals where necessary.
Customers are responsible for restricting access to finance, HR, payroll, owner reporting, and other sensitive modules to authorized users only.
Luingo OS may support inventory, stock, warehouse, logistics, asset, maintenance, vendor, and ticket workflows. Customers are responsible for the accuracy of item records, stock movements, reorder settings, maintenance records, vendor information, and related operational data.
Luingo OS may help track and structure maintenance or stock workflows, but it does not guarantee stock availability, vendor performance, repair quality, safety compliance, property condition, or the prevention of loss, damage, theft, injury, guest complaints, or business interruption.
Luingo OS may connect to or rely on third-party services such as Bubble, Natively, Google, SendGrid, OneSignal, Stripe, iCal feeds, PMS systems, channel managers, accounting tools, communication tools, hosting providers, app stores, and other integrations.
Third-party services are governed by their own terms, policies, availability, limitations, and pricing. Customers are responsible for ensuring they have the right to connect third-party systems, import data, sync bookings, use iCal feeds, send communications, process payments, or share data through integrations.
Our handling of personal data is described in our Privacy Policy. By using Luingo OS, you also agree to our Privacy Policy.

This includes staff data, owner data, property data, financial records, payroll-related records, attendance records, vendor information, maintenance records, guest-related operational data, and any other restricted information available through the Service.
Users must not export, copy, share, publish, misuse, or disclose confidential information unless authorized by the Customer, required for legitimate business operations, or required by law.

Unless otherwise agreed in writing, subscriptions are billed according to the plan selected by the Customer. Customers are responsible for maintaining accurate billing information and paying all fees, taxes, charges, and renewal amounts when due.

By submitting data to the Service, you grant us the right to host, process, store, transmit, display, back up, secure, analyze, and otherwise use that data as needed to provide, maintain, protect, and improve Luingo OS, comply with legal obligations, and support authorized integrations and workflows.

We disclaim all warranties, whether express, implied, statutory, or otherwise, including warranties of merchantability, fitness for a particular purpose, accuracy, availability, security, non-infringement, and error-free operation.
